LOW FEES
Most letting agents advertise that they have competitive fees and sometimes
offer promotional discounts, etc. At space lettings we
have a set low-fee structure, which does not change from year to year. We
can save you a great deal of money over the duration of a tenancy.
Our fee structure* is as follows:
•Tenant-Find and Full Management, just 9.5% of gross rental income
•Let and Rent Collect, just 6.5% of gross rental income
•Full Management (existing tenancies), just 5% of gross rental
income
•Tenant Find Only, sum equivalent to two-and-a-half weeks rent
with no further fees payable at any time.
*Please note, VAT is applicable to all the above fees.

In addition, we ask for no increase in our fee should you wish to
appoint us alongside another letting agent.
FREE, NO-OBLIGATION RENTAL ASSESSMENTS
We would be delighted to give a full rental valuation of your
property. We can also advise on the rental levels of similar properties in
the area and give an intelligent interpretation of the market. It is vital
to set your rent at the right level - too high and you'll suffer expensive
void periods and then finally find yourself lowering the rent to attract
interest, while having missed out on valuable income in the meantime. Set
your rent too low and you miss out on the real achievable rental income your
property could make for you. We can help you come to a realistic and attractive
rental figure and market your property at the rent you decide. We will continue
to update you and provide feedback from viewings and this can assist in any
decision made to alter the rent.
FREE RENTAL ADVICE

the rental income from your property. We might suggest something as
simple as tidying the garden or maybe something that requires a little
more thought and money, such as replacing the bathroom suite. Of course,
you don't have to listen to any of our suggestions, but it pays to
note that discerning tenants do expect a high standard of accommodation
- something for which they are often prepared to pay more rent.
BUY-TO-LET ADVICE
We are an independent business. We are different from most letting agents in
that we do not sell any form of mortgage product to our clients. Instead
we have chosen to retain our integrity and act in an unbiased manner to assist
the client in finding the best possible mortgage to suit their needs from
the multitude of financial products that now exist in this area.
ADVICE ON CURRENT LANDLORD REGULATIONS
We offer full advice on the safety regulations that landlords must adhere to.
During a rental valuation we normally discuss safety requirements and can
advise on the best course of action should any aspect of your property not
comply with current regulations.
RENT GUARANTEE INSURANCE
We can offer rent-guarantee insurance, if this is required.
NO TIE-IN CONTRACT PERIODS
There are no tie-in contract periods. We simply ask for one week's notice to
allow any advertising already booked to reach its target market. Also should
you decide to appoint another letting agent alongside us, we won't quibble.

QUALITY TENANTS
We are only interested in introducing quality tenants to your property. We
undertake checks on tenants and take up references well in advance of the
signing of the tenancy agreement. We are aware that if we compromise on tenant
quality, then this may lead to problems later. We also firmly believe that
quality properties attract quality tenants and, in turn, the maximum return.
We do not charge landlords for our tenant-find search. No tenant, no fee – it’s
as simple as that.
